What is an EPC?
An Energy Performance Certificate (or EPC for short) measures the energy rating of a property on a scale from A-G. EPCs’ were introduced in England and Wales in 2007.
Energy Performance Certificates are a legal requirement if you are selling or letting a property. SAP EPC’s apply to newly built and properties being constructed. A Domestic EPC is valid for up to 10 years, however in certain circumstances you may be required to obtain another EPC assessment.
The most efficient homes are in bands A & B. These homes would have the lowest fuel bills. Whilst the average property in the UK are in bands D-E.
The EPC report by EPCClapham.com includes a list of recommendations that can be made to improve a property’s efficiency rating and cut costs.
The EPC Cert also tells you, on a scale of A-G, about the impact your home has on the environment. The most efficient homes will have much less impact on the environment through its Carbon Dioxide (CO2) emissions.
Commercial EPCs apply to retail shops, offices, hotels and bars and restaurants but are only rated by its Carbon Dioxide emission ratings again on a scale of A-G.
Minimum Energy Efficiency Standards (MEES) Legislation
The Minimum Energy Efficiency Standards (MEES) came into force in England and Wales on April 1st 2018.
It is aimed at encouraging landlords and property owners to improve the energy efficiency of their properties by ensuring all privately owned properties have an EPC rating of at least an 'E' or above before they are sold or let. There are some exemptions, for example if a property is a holiday home, motor home or listed building.
